What's built here

Huntingdale is small — under a square kilometre — and was originally East Oakleigh, built up in the early 1900s as Oakleigh spread. Early-to-mid twentieth century stock with postwar infill, and an industrial pocket in the south between Hargreaves Street and North Road.

The planning context

This is the most recently changed planning environment on our list, and by some distance. The Huntingdale Precinct Plan was adopted in March 2020, but the implementing amendment — C173mona — was only approved in January 2026 and gazetted in February 2026. It rezones residential land along Huntingdale Road to Mixed Use Zone Schedule 4, applies a new General Residential Zone schedule (GRZ12) to the balance, introduces new local policy and applies new Design and Development Overlays to the precinct core and the industrial area.

Controls that actually apply in Huntingdale

  • Amendment C173mona (gazetted February 2026) — New and in force. If you are working from advice that predates it, that advice is out of date.
  • Mixed Use Zone Schedule 4 — Up to 21 metres — around 6 storeys — on land along Huntingdale Road.
  • Commercial 1 Zone areas — 13.5 to 27 metres, roughly 4 to 8 storeys, along Huntingdale Road and near the station.
  • GRZ12 — Applies to the balance of the residential land, without changing existing setback and height rules there.
